Additional Surcharges

Every property transaction is unique. Should we be required to carry out additional work, then additional fees will become payable. As a guide, examples of the situations where additional fees would be incurred are as follows

What do the fees include?

Our fees cover all of the work required to complete the purchase of your new home. This includes registering the transaction at the Land Registry and dealing with the payment of Stamp Duty Land Tax if applicable.

 

Additional fees or disbursements

Disbursements are costs related to your matter that are payable to third parties - for example search fees, land registry fees  - these are additional and will be discussed and explained before they are incurred. In conveyancing transactions disbursements are fairly standard and can be identified at the outset of the process.

Sometimes costs will be payable to third parties. These include search fees and Land Registry fees.  We will handle the payment of these fees on your behalf of ensure a smoother process.

Please note that these fees can vary depending on the purchase / sale price, and in the case of Leasehold property, according to the fees set by the Freeholder or Management Company. We will add the fees to our completion statement for your approval before exchange and completion.

 

A guide to possible fees and disbursements is as follows:

  • Land Registry Fee – see list of current registration fees at https://www.gov.uk/guidance/hm-land-registry-registration-services-fees

  • Notice of Transfer fee – details usually appear in the Lease and can range between £50 - £300 + VAT

  • Notice of Charge fee (if there is to be a mortgage on completion).  This fee also appears in the Lease and can range between £50 - £300 + VAT

  • Deed of Covenant fee.  This is an individual fee charged by the Management Company and often ranges between £50 - £300 + VAT

  • Certificate of Compliance fee – sometimes the Land Registry will require a certificate to enable registration to take place. It is often set out in the Lease and can range between £50 - £200 + VAT

NB for Leasehold properties you need to be aware the ground rent and service charges are likely to apply throughout your ownership of the property. We will confirm the full details to you in our report on the property, as soon as we receive details from the Management Company

How long does the process take?

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 6 to 8 weeks.
